A deed is a written instrument that, when executed and delivered, conveys title to or an interest in real estate. Deeds can be quitclaim or grant deeds.

A quitclaim deed is a deed that transfers whatever ownership interest the transferor has in a particular property. The deed does not guarantee anything about what is being transferred, however.
